I listen to my clients needs and customize a plan to exceed their expectations. The very key to success in any business is exceeding client expectations. Buying or Selling a property is a one-shot-deal! It is critical that you have a Realtor that will stand up and negotiate hard for you. People by nature are afraid of confrontation and this makes them poor negotiators. Poor negotiators are often unable to do better than a win/win. I consider a win/win a tremendous loss. As a Certified Negotiation Expert I have extensive training and have been very successful in negotiations. On average I save my buyer clients 5% to 10%, and my seller clients my average is 1% under list price. This adds up to tens of thousands of dollars in savings on each transaction.

Sellers: I have a very unique advertising program that saturates the market about each of my listings. I build custom websites, virtual tours, video tours, curbside flyer boxes, weekly open houses, list the home on thousands of websites including all major search engines, I take professional photos, send weekly update emails to the seller, keep in touch with each interested party, and my average days on market is less than 60 days. I negotiate deals that average 99% of list price, and I pay out of pocket for all my extensive advertising. I only get paid when the home sells. My fee is never more than a 6% split; 3% buyer agent and 3% seller agent. My sellers are usually extremely impressed with my process. Buyers: I provide a full set of services to each buyer. I sit down with each client and provide a no cost 30 minute orientation. This orientation allows me to learn the client's objections and to get the client preapproved with my lender to obtain a comfortable purchase price. We then search the MLS and investigate each listing that matches. I then create a comprehensive showing and we go into the field and look at each property. My packet allows the client to take notes and grade each property while on tour. Once we complete the tour, we then go back and look at the homes that were graded with an A to compare them. If the client does not find a home they love during this tour, I then create a profile in the MLS for them that sends them an email the moment new listings become available that match their criteria. If the home looks promising we go out and take a look. We continue this until they find just the right home. 99% of my clients find the perfect home the first trip. This is because I listen to their needs and am very intuitive through years of experience.

My job does not stop at the closing table. I continue to keep my clients updated on interest rates, help protest property tax increases, help file homestead exemptions, help contact home warranty companies if problems arise, and always happy to provide referrals when time to update, remodel, or landscape. I treat each client like they are my only client, I respond immediately to client calls, text messages, and emails. I upgraded my Real Estate License to a Broker's License and I obtained every major industry designation. My strong commitment to education helps me be more effective in saving my clients money and providing them with a vast array of options.
